Observatory methodology

In the Observatory we separate four types of information: official data (with the body, report and date), Canarias Prime Homes' own data (with sample, period and method), reliable third-party data (linked) and estimates (marked as illustrative). We never combine one type with another in the same figure.

Official data

We use the holiday home indicators published by Promotur Turismo de Canarias, based on the Tourist Accommodation Surveys of ISTAC (the Canary Islands statistics institute) and the Registro General Turístico (the regional tourism register). We always state the edition (month and year) and link to the original document.

Two points to bear in mind when reading them:

  • They are monthly figures. The June edition describes June, not the whole year.
  • The report refers to a "booked-property rate" (tasa de vivienda reservada), relating to homes marketed on platforms. It is not occupancy by nights or by bed places, and the report itself doesn't explain how it is calculated, so we don't compare it directly with the occupancy of a particular home.

We only publish a figure of our own if we can say where it comes from. At present, these are:

How we will calculate our own reports

When we publish reports by island with data from the homes we manage, each one will state:

  • Sample: number of homes, island and type (apartment, bungalow, villa), and how many were active for the whole period.
  • Period: exact start and end dates.
  • Occupancy: nights sold divided by nights available. Nights the owner blocks for their own use and closures for building work don't count as available.
  • Average price (ADR): accommodation revenue divided by nights sold, excluding cleaning and taxes.
  • RevPAR: accommodation revenue divided by nights available.
  • Average stay and booking window: based on bookings that weren't cancelled.
  • Excluded bookings: cancellations and stays by the owner or their family.
  • Channels: split between Booking.com, Airbnb and direct bookings.
  • Limitations: a portfolio managed by one company does not represent an island's whole market.

Every chart based on our own data will carry the caption "Source: Canarias Prime Homes · [period]". We won't publish a report for an island until the sample for that island is large enough for the figure to mean something.

Estimates

The worked examples in the owners' guide and the free revenue study are estimates. They are always labelled as illustrative and are never a guarantee of income.
