Your Canary Islands holiday home, managed while you live far away

If your home is in Gran Canaria, Tenerife, Fuerteventura or Lanzarote and you live in the UK, Germany, mainland Spain or anywhere else, the challenge is not publishing the listing: it is everything that happens when a guest arrives and you are not there. This is how we handle it.

The real problem

What gets harder when you are not here.

  • Handing over keys and welcoming guests at any time of day.
  • Organising cleaning and checking the home is right between guests.
  • Fixing a breakdown during a stay without being able to go and see it.
  • Completing the official guest registration for every booking.
  • Knowing, from far away, what has been booked, paid and spent.

How we handle it

Your home looked after as if you were here.

  • Self check-in, normally with a key box or smart lock, and 24/7 guest support before, during and after the stay.
  • Guest registration in the official system, with nothing for you to do.
  • Cleaning organised and supervised, a check of the home after every departure and an on-site inspection roughly every month or month and a half.
  • Repairs: we call the right professional, give them access, follow up and pass you their invoice, with no mark-up and no fee for handling it.
  • We speak English, Spanish and German.

Control and money

You see everything wherever you are.

  • Your listings stay in your own Booking.com and Airbnb accounts: you can see bookings, calendar and payouts at any time.
  • You normally receive booking payouts directly from the platforms.
  • Between the 1st and 5th of each month we send you the previous month's statement, with bookings, revenue and costs, together with our invoice.
  • If you want to come over, let us know in advance and we block those dates on every channel.

How our fee is calculated and what is billed separately is explained in fees and terms.

Rules and tax

Two things worth being clear about.

Canary Islands rules. Holiday homes in the Canary Islands are regulated by Law 6/2025 of 10 December on the Sustainable Regulation of the Tourist Use of Homes (official text, in Spanish). Before we start, we go through the home's paperwork with you, such as its holiday rental registration. Already licensed? Read what this law changes for you; guest registration is explained in guest registration.

Tax if you are not resident in Spain. If you are not tax resident in Spain, income from a property located here is normally declared with form 210 for Non-Resident Income Tax (Spanish Tax Agency). Our monthly statement gives you the detail of income and costs, but it is not a substitute for a tax adviser: check your own case with one.

FAQ

What owners living abroad ask us.

Do I need to come to the Canary Islands to get started?

No. The study, the paperwork review and the set-up can all be done remotely. We only need access to the home for the photos and preparation.

Which languages do you work in?

English, Spanish and German, among other languages, with both owners and guests.

Who receives the booking money?

You normally receive it directly from Booking.com, Airbnb or other platforms. We then send you our invoice for management, the cleanings carried out and any other items agreed in advance.

What happens if something breaks and I am not there?

We take the report, call the right professional, give them access and follow up. We keep you informed of anything relevant and pass on the tradesperson's invoice with no mark-up. If you prefer your own professionals, we work with them.

Can I use my home when I come on holiday?

Yes. It is your home: let us know in advance and we block those dates on every channel.

What about tax?

Our management is not a substitute for a tax adviser. Every month we give you the detail of bookings, income and costs so your adviser can prepare your returns.
