What it costs to manage your holiday home
Our full-service management normally costs 20%, but not of everything the guest pays: the platform commission and cleaning are deducted first, and the 20% is applied to what's left. Here's how it's calculated, what's included, what's invoiced separately and how the contract works.

How it's calculated
The 20%, step by step.
The formula is always the same:
What the guest pays − platform commission − cleaning = management base. We normally apply 20% to that base.
That way we don't charge management on the commission Booking.com or Airbnb keeps, or on cleaning. You can try it with your own figures in the income calculator.

In this example, our management works out at 15% of what the guest pays, and the owner keeps 60%.
What's included
Everything needed so you don't have to deal with it.
- Creating and optimising listings on Booking.com, Airbnb and other suitable channels, in your own accounts.
- Professional photography when we start, at our expense.
- Pricing strategy and revenue management: prices adjusted every day.
- Guest care 24/7, before, during and after the stay.
- Guest registration in the official system.
- Check-in and check-out, normally with self check-in.
- Coordinating and supervising cleaning, with a check after every departure.
- Handling issues and coordinating trusted tradespeople.
- Review management, guest loyalty and direct bookings.
- An in-person inspection roughly every four to six weeks.
- Invoicing and a monthly statement with a report.
- Ongoing optimisation of the listing and the strategy.
What's paid separately
No surprises: what isn't covered by the 20%.
- Cleaning: set for each home and normally paid by the guest as a supplement to their booking.
- Tradespeople and repairs: you receive the professional's invoice. We add no mark-up for coordinating the work and charge no commission for handling an issue. If you prefer, we work with your own professionals.
- Smart locks: not usually included. We can cover the cost of the key boxes needed.
- In-person check-in: possible at an extra cost; we recommend it especially for villas and exclusive properties.
- The property's own running costs: utilities, community fees, taxes and the property's other expenses are not part of our management.
How you get paid and how we keep you informed
Normally you receive booking income directly from Booking.com, Airbnb or other platforms. Between the 1st and 5th of each month we send you the statement for the previous month, with revenue, booking information and the financial breakdown, together with our invoice for the management and the cleans carried out. You can also check bookings and payments on your platforms at any time, from wherever you are.
Contract
An initial minimum term of about three months. After that you can end the agreement whenever you like, normally with one month's notice. The listings and accounts remain yours during and after our management, and you can use your home whenever you like by letting us know in advance.

FAQ
Questions about fees and the contract.
Do you charge commission on cleaning?
No. Cleaning is normally set up as a supplement paid by the guest and is deducted before our management fee is calculated, so we don't apply the 20% to it.
How much does cleaning cost?
There's no one-size-fits-all price. A member of the team looks at the home's size, bedrooms, bathrooms, laundry and complexity, and an amount is set that the guest normally pays as part of their booking.
Is there any cost to get started?
No. There's no set-up fee: we handle the launch and cover the cost of the initial professional photo shoot.
Are the terms the same for a luxury villa?
20% is our standard full-service management commission. For premium villas, luxury properties or special projects, different terms can be considered.
Who receives the booking income?
Normally the owner receives it directly from Booking.com, Airbnb or other platforms. We then send the owner our invoice for the management, the cleans carried out and any other items agreed in advance.
When do I receive my statement?
Monthly in arrears: normally between the 1st and 5th of the following month we send you the statement for the previous month, with revenue, bookings and the financial breakdown.
Is there a minimum term?
An initial minimum term of about three months. After that you can end the agreement whenever you like, normally with one month's notice. Bookings already made are honoured and we plan the handover with you.
Do you guarantee me an income?
No. Nobody can guarantee holiday rental income: it depends on the location, the property, the season, demand and competition. What we do is prepare a free study with an estimate of your home's potential and work to get the best possible result.
