- A check of the home after every departure and an in-person inspection roughly every four to six weeks.
- A monthly statement with a breakdown of bookings, revenue and expenses, between the 1st and 5th.

The price of every night
Not fixed all year, and not guesswork.
We don't use a fixed rate. With professional revenue management tools, supervised by our team, we adjust the price of every night according to demand, local occupancy, season, competition, booking window, length of stay, events and gaps in the calendar.
The aim isn't just to fill the calendar, or just to charge high prices, but to get the best result over the whole year. In the quieter months we target other kinds of guest — medium stays, remote workers, domestic Spanish tourism — as well as direct bookings from returning guests.

Do you work in Lanzarote?
Yes. We have operations and teams in Lanzarote, as well as in Gran Canaria, Tenerife and Fuerteventura. Tell us which area your home is in — Puerto del Carmen, Playa Blanca, Costa Teguise, Arrecife or elsewhere — and we'll confirm how we would look after it.
I don't speak Spanish. Can we work in English or German?
Yes. Our team communicates in Spanish, English and German, among other languages, with both owners and guests.
Who receives the booking income?
Normally you receive it directly from Booking.com, Airbnb or other platforms. We then send you our invoice for the management, the cleans carried out and any other items agreed in advance. If you'd prefer a different arrangement, that can be agreed.
How much do you charge?
Normally 20% for full-service management, calculated on the management base: what the guest pays minus the platform commission and cleaning. There is no set-up fee and we cover the initial photo shoot.
What happens to bookings if I decide to leave?
After an initial minimum term of about three months, you can end the agreement whenever you like, normally with one month's notice. Bookings already made are honoured and we work out the best handover with you.
What happens if something breaks during a stay?
We take the report, diagnose the problem, call the right professional, give them access, follow it up and pass their invoice on to you. We charge no commission for handling the issue and add no mark-up to the tradesperson's bill. If you prefer your own professionals, we work with them.
What are the requirements for a holiday rental in Lanzarote?
Holiday rental activity in the Canary Islands is notified through a responsible declaration (declaración responsable) to the Canary Islands Government's General Tourism Register (Registro General Turístico), and it is regulated by, among other rules, Law 6/2025 of 10 December (Ley 6/2025).
