How to switch holiday rental manager without losing bookings

If your holiday home in the Canary Islands is already run by another company and you are not happy, switching is simpler than it looks. The key is doing it in the right order: check your contract, find out where the listings live and honour the bookings you already have. Here is what to look at first and how we handle it.

When to consider it

Signs it is time for a change.

These are the situations owners coming from another manager tell us about most often:

  • The nightly rate is the same all year, with no adjustment for season, events or demand.
  • Problems take a long time to fix, or you hear late about what happens in your home.
  • Nobody answers the phone, or you do not get a clear statement every month.
  • Guest scores are dropping, especially for cleanliness.
  • The home sits empty too many nights and nobody explains why.

Before you give notice

Five things worth checking.

  • Your current contract: notice period, minimum term and any penalty for ending early.
  • Where the listings are: in your own Booking.com and Airbnb accounts or in the manager's. Reviews belong to the listing, so this decides what you keep.
  • Future bookings: ask for a list with the dates, channel and amount of every confirmed booking.
  • The holiday rental paperwork: check whose name the registration or responsible declaration for the activity is in.
  • The practical side: keys and copies, key boxes or smart locks, inventory, linen and the tradespeople who know the home.

If any of this is unclear, that is fine: we go through it with you before you take any step.

    We agree the date with you based on your contract's notice period. Confirmed bookings are honoured.

    Getting started

    No set-up fee: professional photos at our cost, listings reviewed in your accounts and a price for every night.

  4. 04

    First statement

    Between the 1st and 5th of each month you receive the bookings, revenue and costs of the previous month.

What is yours stays yours.

  • We work inside your Booking.com and Airbnb accounts: you keep the listings, history, reviews and access to bookings, calendar and payouts.
  • You normally receive booking payouts directly from the platforms.
  • Our fee is normally 20 % of the management base (what the guest pays minus the platform commission and cleaning), with no set-up fee.
  • No minimum term: you can end the agreement whenever you like, normally with one month's notice. If you ever leave, existing bookings are honoured too.

FAQ

Questions about switching managers.

Will I lose the bookings I already have?

You should not. Confirmed bookings are honoured and we plan the switch date so that no guest is left unattended. That is why we ask for the list of future bookings before we start.

Will I lose my listing's reviews?

If the listing is in your own Booking.com or Airbnb account, the reviews stay with you: we work inside your account. If the listing is in your current manager's account, we go through with you before the switch what can be kept and how to start on the right foot.

How long does the switch take?

It mainly depends on the notice period in your current contract and the state of the listings. We set a specific date with you in the handover plan.

Do I need to be on the island to switch?

No. We can do everything remotely, in English, Spanish or German.

How much does it cost to move to Canarias Prime Homes?

There is no set-up fee and we cover the initial professional photo shoot. After that, our fee is normally 20 % of the management base.

Which law regulates holiday homes in the Canary Islands?

Mainly Law 6/2025 of 10 December on the Sustainable Regulation of the Tourist Use of Homes (official text in the Spanish Official Gazette, in Spanish). Each case depends on the home and its location; we can guide you, but this is not a substitute for legal advice.
