Canary Islands holiday home observatory

Holiday home market figures by island, with their source, their period and what they mean for an owner. We always keep official data separate from Canarias Prime Homes' own data.

In June 2026 there were 36,497 holiday homes on the market in the Canary Islands, 19.7% fewer than a year earlier, with an average price per night of €128.35 and 90.25% of homes booked during the month. Gran Canaria had 7,665, Lanzarote 6,417 and Fuerteventura 5,175 (Promotur, based on data from ISTAC, the Canary Islands statistics institute, and the Registro General Turístico, the regional tourism register).

"Average price" is the average daily rate (ADR) given in the report. "Booked" is the booked-property rate for the month.

Gran Canaria by municipality

In June 2025, San Bartolomé de Tirajana (Playa del Inglés, Maspalomas, Meloneras, San Agustín) accounted for 37% of Gran Canaria's holiday home bed places, with an average price of €175 per night, and Mogán (Puerto Rico, Arguineguín, Puerto de Mogán) for 16%, at €134. In June 2026 the average price was €138 in San Bartolomé de Tirajana and €120 in Mogán.

Lanzarote and Fuerteventura by municipality

In June 2025, in Lanzarote, Yaiza (Playa Blanca) had 36% of bed places with an average price of €262, Tías (Puerto del Carmen) 27% at €190 and Teguise (Costa Teguise) 19% at €132. In Fuerteventura, La Oliva (Corralejo) had 56% of bed places at €135, Antigua (Caleta de Fuste) 17% at €127 and Pájara (Costa Calma, Morro Jable) 16% at €111.

What these figures mean for an owner

They are averages across many very different homes in a particular month. They help you understand the market, not work out what yours will earn: a villa with a pool in Meloneras and an inward-facing studio in Playa del Inglés are in the same municipality and have nothing in common.

Two useful takeaways. The supply on the market fell on all three islands between June 2025 and June 2026; during that period Ley 6/2025 came into force, which limits new authorisations (we explain it in what changes if you already have a licence), although the report does not attribute the fall to any particular cause. And the booked-property rate for June was high on every island, between 85% and 94%: with figures like these, what most sets one home apart from another is the price of each night and the quality of the listing.

We are preparing our own reports by island (average price, nights booked, average stay, booking window and channel).
