Dynamic pricing: how the price of each night is decided

Dynamic pricing means setting a different price for each night according to real demand: season, events, booking window, occupancy in the area, competition and gaps in the calendar. It's done with revenue management tools such as PriceLabs, but someone has to keep an eye on them: the tool makes suggestions and the manager sets the limits.

Why a fixed price doesn't work well

In the south of Gran Canaria demand changes a great deal over the year: the European winter, Easter, the Spanish mainland's summer, long weekends, events. With a fixed price, two things happen at once. In the busiest weeks the property gets booked months ahead at a price that could have been higher. In quiet weeks it sits empty because there are cheaper alternatives.

We use professional revenue management tools, such as PriceLabs, supervised by our team. The tool calculates a daily suggestion based on market data; we set the rules: a minimum price agreed with you, minimum stays, discounts and adjustments for specific dates.

In the quietest months we don't just lower the price. We target other kinds of guest, such as mid-length stays, remote workers or Spanish holidaymakers, and direct bookings from returning guests.

Common pricing mistakes

  • Dropping the price too early. If the date is months away, a home that's still free isn't a bad sign.
  • Not having a minimum price. Without a floor, an automated tool can sell nights below what makes sense for you.
  • Forgetting the minimum stay. A 5-night minimum stay in low season can leave gaps that are impossible to sell.
  • Looking only at occupancy. A home that's full at a low price can earn less than one with fewer nights sold at better prices. We explain this in how to calculate the real return.
  • Copying the neighbours. Two homes in the same complex can have very different views, refurbishments and reviews.

Yes. We agree it with you when we start, and we don't sell nights below that price unless you authorise it.

There are no guarantees in holiday letting. Adjusting the price to real demand helps you avoid leaving money or nights on the table, but the result depends on the property, the area and the season.
